Here’s the latest information and sales statistics about short sales, foreclosure sales, and normal “equity” sales for the 92025 Escondido area in November 2009…and these numbers will surprise you!

Everyone else reports “Average” numbers for the entire town of Escondido….or “Zip Code” area figures…and those numbers can be REALLY misleading.

Want to learn the truth?  Read On!!

Here is the quickest way I know to show you what’s real, and what’s not…take a look at these charts….first…the numbers you see everywhere…we’ll use Escondido 92025 zip code as an example:

Our chart represents all the homes actively on the market today in 92025.

The green area represents homes for sale where the sellers have equity, normal sales…blue is for short sales…red for Corporate or Bank-owned homes; most of these were foreclosures.

If you look at the entire zip code all dumped together you get the impression about 2/3 of the homes for sale are normal sales…true enough…but you’re still missing some VERY important information!

Think about this…are all the homes in 92025 the same?  Are all the neighborhoods in 92025 the same?

Obviously not…there’s a HUGE difference between the 600 block of 8th and the Mary Lane area….but they have the same Zip code!  So, how do we make any sense of this information?

Let’s look at the same zip code…but this time let’s break things down a little more…by price:

First, we look at everything priced under $400K.

This looks a LOT different than the chart above…same colors for the categories…but HUGE differences in the sellers in this market range.

Most of the homes here are owned by a bank or corporation that bought at auction and painted them up…trying to “Flip” these homes…well over a third are short sales…and just a few folks here actually own these homes for sale.

OK…let’s look at the market for homes priced over $400K in the 92025 Escondido zip code…want to make any predictions about what we will find here?

Just a little different?

Almost all the homes here are owned by folks that have equity in the property…there are a few short sales or foreclosures….but those are concentrated close to the $400K mark…and only a couple of Bank-owned homes in this range.

Does this look like what you see reported in the papers every day?  Probably not!

So, why is this important for homeowners with mortgage or foreclosure problems?

If you’re trying to decide what to do you REALLY need to understand your local market…how can you make accurate decisions without accurate information? 

Did you know that right now is a great time to sell…compared to the past two years?  Yes, prices are down….but there are TONS of buyers out there…if you have to sell that helps you do it quickly with minimum disruption to your family.  Knowing the market also helps you to understand where the lenders will go with Loan Modifications or Foreclosure proceedings…..they see the in-depth data…shouldn’t you?

Why am I giving you this information?
